However, the truth is far from that. You’ll be able to have plenty of room to move around in your mobile home, making it one of the best alternatives for regular-sized homes.
These homes usually only have story, which is why they are so easy to set up and construct.
So what exactly is the standard size for most homes of this type? What is the difference between single and double-wide homes? Is it worth spending the additional money on a triple-wide home?

The Size Of The Standard Manufactured Home
We’re going to answer this question very briefly at first, then go into the variations a little more as we get into the article itself:
- Height – 13 feet, 6 inches
- Length – 80 feet
- Width – 18 feet
These are the standard measurements for your mobile home. The units will affect the different states that you can transport your home through.
There are certain highways that will only allow certain measurements of home to be transported.
However, there are also larger houses such as single-wide, double-wide and triple-wide, all of which will affect the transportation of your home in dramatically different ways. We’re going to have a look at these varieties of homes and how they affect the costs and transportation.
Single, Double and Triple Wide – What’s The Difference?
How these houses can be built and manufactured will always be dependent on how well they can be transported. Remember: you have to build these houses first before they are transported from one location to another.
The more units that you have with your home, then the higher the cost will be and the more tricky it will be to transport.
There are generally three types of mobile homes – single-width, double-width and triple-width. Again, if you are going with the triple-width home, then you’re likely to be incurring significant costs for transportation.
Single Wide Homes
This home is the smallest option that we have on this list, coming in very simple dimensions that you can be sure will give you everything that you need for a decent living space for one or two people.
The measurements of this single-width home are as follows:
- Width – 14 – 18 feet
- Length – 66 – 80 feet
Most common in these types of homes will be 3 bedrooms and 2 bathrooms. Some of these homes are very narrow, which can lead to what is called ‘long hallway syndrome’, with a single long hallway that connects all the rooms together. This usually results in a mobile home that is largely rectangular in shape.
Some of the newer mobile homes come with a porch, which will be great for sitting out to enjoy the sun.
Double Wide Homes
The main difference between this home and the previous single-width model is obviously the size. These homes can start at 26 feet and go up to 38 feet. These homes will often be transported to the location once they are built in two separate parts.
Once they have been delivered to the site, then they will be assembled into one continuous house.
The benefit of having a larger house is that you’ll be able to have much more liberty with the floor plan itself. You’ll be able to include a lot more room and design the floor plan to your unique specifications.
A double-wide home would also be good for a large family, as it is wider than it is long, unlike single-width homes.
Triple Wide Homes
This next mobile home is obviously the biggest, so big in fact that it needs to be transported by 3 separate components and then assembled on the site.
It goes without saying that this will dramatically increase the price. This house is also called a multi-wide house.
This will give you a much wider floor plan, which means that you can accommodate more rooms and can specify the unique floor plan for you and your family. Each of the units on the triple-width is around 18 feet by 80 feet wide.
This will give you plenty of options to make it more of a site-built house.
Mobile Home Ceiling Heights
These homes usually have ceilings that measure anywhere between 9 and 10 feet tall. However, you can also get custom-designed homes that rise anywhere between 12 – 20 feet in height.
The federal limit of a ceiling home for transportation is around 13 feet 6 inches. This will be the length from the lowest point of the house to the highest point.
There are legal limits on the transportation of this mobile home, as it could contravene some safety issues along the way.
How Does Size Affect Price?
A single-width home will generally be a lot cheaper than a double-width home, but some people like to buy a double-width home that they will then upgrade and sell on for an increased price.
You must remember that with each transportable home, you’ll have to construct it on the wheels, so it can be transported to the site.
